Over the years I’ve learned how important it is to be knowledgeable about every aspect of the real estate process and what’s essential in creating an environment that makes for a successful real estate transaction.

Having knowledge of what buyers are looking for and how to assess a home is a big part of my job. I rely on experts in the field and my own experience. Today we’re going to talk about HVAC systems.

HVAC stands for Heating, Ventilation and Air Conditioning systems. The job of the HVAC system is to maintain the indoor environment of your home at a specific temperature and humidity level.

It does this by pulling in fresh air from outside. It then filters it, adjusts the temperature and distributes it through the home, replacing stale air from your home.

How to maintain your HVAC systems

  • Regular maintenance is key. A maintenance check twice a year is recommended.
  • Experts also recommend that you replace the filters for your furnace every three months.
  • Each system should be serviced annually to detect any issues like duct work leaks, and anything else that leads to inefficient operations.

Good to know

Having a well-maintained HVAC system can significantly reduce energy bills and make your home more attractive to potential buyers.
Highlighting recent upgrades and eco-friendly options you’ve added are great selling points.

As we start moving towards the warmer weather let’s focus on air conditioners. When you have your air conditioner serviced in preparation for the summer months, make sure this service includes:

  • Cleaning the evaporator and condenser coils
  • Checking the central air conditioner’s refrigerant level
  • Cleaning & adjusting the blower components

This will ensure that the system will be energy efficient, and provide sufficient air flow and work to its fullest potential.
The summer is now yours to enjoy!
